METALLISED FABRIC ROLLER BLINDS TO BARNET COUNCIL’S NEW HQ BUILDING

This flagship building for the London Borough of Barnet was designed by architects Hawkins Brown to be the centrepiece of the newly formed Southern Square, part of the Grahame Park regeneration of Colindale.  

The building form cleverly responds to the constrained nature of the site by combining two simple geometries: a triangular 4 –storey element maximising the footprint of the site, and creating a generous roof terrace whilst addressing the surrounding lower-rise residential developments; and a tall rectangular block intersecting with the triangular form and accommodating the majority of the office space.

The development comprises 90,000 sq ft of flexible office space consolidating staff relocating from other offices previously situated miles apart across the borough.  

With the government intention of leading the way with smart sustainable buildings, the client brief included maximising comfort, minimising running costs, and maintaining vision to the outside.  

The use of metallised blind fabrics was key to meeting the client’s requirements.  

Waverley worked with contractors Galliford Try and supplied and installed ShadeTech RBL-C chain operated roller blinds to the offices, in Verosol OmniaScreen in Dark Grey.  This fabric boasts a performance of up to 74% reflectance of solar energy, due to the ultra-thin layer of highly reflective aluminium on the back, controlling temperature without blocking a view to the outside.

Blinds to meeting rooms were ShadeTech RBL-E electrically operated roller blinds, controlled by  remote control handsets with a facility for AV interface via the relays. These were in Verosol OmniaScreen on the ground floor, and in Verosol Originals blockout fabric on the 1st and 4th floors.  The Originals fabric also has a metallised backing, offering similar performance but blocking unwanted light.

Blinds installed to the entrance area with double height glazing were ShadeTech RBXL-E Heavy Duty Roller Blinds, again electrically operated by remote control and with the option of control via AV interface.  These were in Verosol OmniaScreen in Dark Grey as installed to the offices, so that visitors and staff are kept comfortable whilst maintaining through vision to the outside.

Smart development, smart design and smart blinds!

This is part of a large regeneration scheme, with development bringing over 10,000 new homes to the area and this 10-storey high building serves as a significant urban marker and gateway into the newly regenerated area.  The aim is for Colindale to become a successful suburb in North London, providing high quality local services, improved transport and access to green spaces and leisure facilities.

The new offices integrate the council in a vibrant new community with major infrastructure improvements and ensuring staff are based in an appropriate location, close to the residents they serve.  The new building will include a business hub for local start-ups as part of Barnet’s strategy to become the best place in London to be a small business.
